  1. Determine you objectives, wants and needs. Consider location, budget, and your use of the property.
  2. Make sure you can obtain financing you will require. Determine your comfort price level for monthly payments.
  3. Establish a plan for the property search with your Exclusive Buyer’s Agent.
  4. When you find a property you like, conduct research in conjunction with your Agent.
  5. Walk the neighborhood and talk with residents on the street. You will be surprised at the useful information you will pick up. You may also want to view the home at different times of the day.
  6. Estimate the current value of the home.
  7. Prepare for the Offer to Purchase and determine negotiating strategy.
Seven Biggest Mistakes Homebuyers Make
  1. Buyers don’t understand the roles and duties of real estate agents, especially who represents whom.
  2. Buyers may innocently disclose confidential and material information about their needs and financial abilities to sellers and their agents.
  3. Buyers think that mortgage companies and appraisers protect and promote their interests.
  4. Buyers don’t carefully design strategies for better negotiation with sellers and their agents and to minimize the effect of competing buyers.
  5. Buyers don’t understand the importance of attending property inspections.
  6. Buyers don’t recognize the long term value of their equity position.
Five Common Problems found in Home Inspections.
  1. Improper Surface Grading and Drainage.
    This is one of the most common problems of home maintenance. Improper grading and drainage can cause water penetration in basements or crawlspace.
  2. Improper Electrical Wiring.
    The most common situations are insufficient electrical service, inadequate overload protection and amateur wiring connections.
  3. Roof Damage.
    Roof leakage caused by old or damaged shingles or improper flashing is a common problem.
  4. Heating Systems.
    Heating problems include broken or malfunctioning operating controls, blocked chimneys and unsafe exhaust disposal
  5. Poor General Maintenance.
    If a home has been neglected, it is usually apparent. Typical signs of neglect include extensive cracked and peeling painted surfaces, crumbling masonry, makeshift wiring and plumbing, and broken fixtures and appliances.
